Mold is a funny thing. It will sneak up on you without warning and can pretty much
take over your life. So what can you do to prevent it? Is there a magical chant
or special potion you have to sprinkle around you to ward
off the evil mold spirits??? Do you have to move out in an
attempt to hide from it??? Do you have to burn the house
to the ground???

The answer to all of these questions is NO!
Mold is a living micro-organism that will only become active if conditions are present to make them active. What are
these conditions? Good question.
Simply put...mold needs a dark area, lack of ample air movement, a food source which is organic building material and the
BIG DADDY...Moisture! Moisture does not mean running or standing water. It is, in most cases, high humidity. Relative Humidity levels of 50% or greater will promote mold growth. Pennsylvania is classified as a "Mixed / Humid Climate". This means we have multiple seasons with an average relative humidty level of 50% or higher. Molds are more prone to be active where we live.
So what can we do to prevent mold growth in our homes? Keep them ventilated and keep them dry.
Basements need to be dehumidified. Concrete block walls can hold as much as 500 gallons
of water at any given time. This will increase Relative Humidity levels to well above 50%. At
that level, mold will become aggressive. Depending on the size and layout of your basement,
multiple dehumidifiers may be required.

Don't forget about your attic!!! The attic in the most popular place for mold to grow in our area. I
know you thought it was the basement, but due to building material and methods, attics are poorly ventilated and they fall victim to the mold fairy. We build homes to be energy efficient, not mold resistant. We pack them full of insulation which makes them "tight". Without proper air movement temperature will increase in the attic more than 15 degrees of outside's temperature. This will cause condensation which will cause the mold in this area to become active. With proper ventialtion, you can prevent mold from growing in your attic. |
